My House Renovation Quoted at RM87,555

After a few weekends of choosing the tiles, doors and some other necessities, I have finally got the first quotation for my house renovation.

Wah lao eh… @-) RM87,555!! So much cash needed, totally out of our budget. aaahi~~

FYI, this is the draft of floor plan of my house. Quite shiok to have 3265.98 square feet, but, at the same time proportionally adding as much pain as well for renovation.

Had this conversation with the contractor, Pang.

Pang: wah.. the tiles you have chosen, not cheap ha. It’s more expensive that laminated flooring.
Me: ha? is it a… then the one I chosen, above normal price a?
Pang: there’s nothing called normal price la.. but yours is more expensive than average tiles, more expensive than laminated flooring if calculated by square feet.
Me: :|

This is what Hokkien people say “eating rice but don’t know the price of rice” (吃米不知米賈).

This quote, even though already over-budget, but still lacking of about 10% of my initial requirements. Money not enough a~~

Actually, since this is a second-hand house, the efforts to remove existing components, such as all the tiles (before installing new tiles), is already costing quite a bit of manpower charge. From the quotation, obviously the extension of wet kitchen is costing the biggest sum. So, told the contractor to revise quote on that portion, with a much simpler wet kitchen :P

Money money money, I need more cash in fact.

Keys of My New House

Wohoho…. finally, my gf has received the house keys on Friday, not directly from the landlord or agent, but our legal matters stackholder - Yap Koon Roy & Associates.

These keys are different, as they cost us a lot hahaha. However, 6 months down the road, I’m sure this set of keys will be totally replaced when renovation work is completed :p

So, what’s the first thing to be done le??

  • draft the renovation work? wrong
  • re-activate the water and power utility account? wrong
  • take a picture of the house before renovation? still wrong

aiyo… of course try to open to house with these keys la hahaha :p

I need to get someone to cut the grass. Then, measure the whole house and digitize the floor plan with Microsoft Visio (or any other better and yet not complicated tool?)

Almost Legally Owned the House

My girlfriend told me this morning, that the stamp duty is processed, and the sales & purchase agreement is also sealed by seller through our individual lawyers. For a moment, I was very happy. ‘Cos it means that we almost legally own the house already, as far as legal processing and matters are concerned. FYI, the legal processes started in early May.

Why do I say “almost”?? hehe.. ‘cos the house is not yet paid!

So, for the next second, the joyous feel is overwritten by money matters haha. The journey of digging out substantial amount of cash has officially begun. House renovation is the most painful part.

Now, the first party to pay is lawyer - RM3175, for all the legal services.

Signed Sales and Purchase Agreement

My gf and I are getting another step closer towards the legal ownership of our new house. After signing for submission of Land Ownership Transfer form a month ago, yesterday (31st May) we went to Yap Koon Roy & Associates again to sign the Sales and Purchase Agreement.

The seller has his own preferred lawyer, so this SPA process is expected to take slightly longer time comparing to normal cases, as it involves 2 different representing stakeholders at legal side.

Tomorrow I’m going to banks again for financial matters related to house purchase. Though I’m on-leave for tomorrow, but I’ll be going back to office in the evening to wrap up some urgent tasks.

Signed Land Ownership Transfer Form

Though I slept at 2.30am today’s early morning, but I got to wake up at 8am. My gf and I have an appointment with lawyer, scheduled at 9am.

We had breakfast at Siang Chiang Kopitiam, one of the real old kopitiams in Melaka town which serves delicious steamed and roasted breads at reasonable price. Those franchised kopitiams a bit expensive la hehe.

FYI, my gf and I have decided to buy a house in Melaka. It’s a 18-year old single storey semi-D, and We’re buying it as second owner. Yap Koon Roy & Associates (located at Jln Ong Kim Wee) is our representing stakeholder for legal matters, and we were there this morning to sign Form 14 A Land Ownership Transfer.
